About Us/Why Mitigation Banking?
Our background is in development and large-scale land entitlement, and as a result, we understand the need for cost-effective mitigation. We have been at the forefront of mitigation banking in Florida, and given the development of the industry in the Florida market, we have taken this experience to other states who are developing their regulatory structure. Our focus is to capitalize on the need to supply cost-effective and ecologically sound mitigation which enables the development community (private and public) to complete their project. We are currently positioned in Florida, with banks under review in several states including Wyoming, Alabama, North Carolina, and South Carolina.
Below is a brief summary as to why mitigation credits are the preferred solution:
Lower Cost/More Effective Solution
- A transfer of liability and risk to the banker for successful mitigation to keep developers permit in effect.
- Eliminates developer having to spend time and money to find alternative and acceptable mitigation (i.e. land, legal, consultants and mitigation development).
- Credit purchase is efficient. A mitigation bank is a permitted solution and credits can be allocated to developers project with minimal paperwork.
- Price is not an impediment. Pay for what you need to receive the project permit at the point your permit is issued.
Environmentally Sound
- Banks are large-scale solutions, preservation and enhancement projects involving both uplands and wetlands acreage. It is not uncommon for a one-acre impact to be offset with 5-10 acres of combined uplands/wetlands in a bank.
- Bankers spend significant dollars to enhance land that has been historically altered, thus adding to the ecological and habitat benefit.
- A conservation easement is recorded, thus precluding any future development to the bank property. In addition, an endowment is funded for projected maintenance costs.
- Mitigation banks are additive to the Federal regulatory goal of "no net loss to wetlands."
